Spring is generally the time of year when people will tell you is the best time to sell. Agents spruik it as the “selling season” and auction results and sales numbers tend to trend upwards during this time. It is often seen to be the peak selling period when yearly sales figures are processed and analysed – Although statistics, as we know, can often be misleading.
But is Spring really the best time to sell? There are certainly some advantages to selling your property this time of year – The sun is out, the flowers are in bloom and the grass tend to green up due to warmer temperatures and increased rainfall. Properties tend to present well this time of year and it is easier to keep your yard looking good. Presentation is a big factor in obtaining a premium selling price.
But this alone may not make it the ideal selling time on a year in, year out basis. The property market is like any other market – Prices fluctuate according to the forces of supply and demand – So the best time to sell is always when demand is high and supply is low.
